A SPECIAL ORDINANCE

                                              GRANTING A SPECIAL USE PERMIT

                                         IN THE CITY OF ROCK ISLAND, ILLINOIS

                                                                             

 

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROCK ISLAND, ILLINOIS:

 

Section One. A special use permit to increase the number of dwelling units and parking spaces and add a community center to an existing 31 one-bedroom apartment building for the elderly  located at 1220 - 51st Avenue in a B-4 (highway business district) in the City of Rock Island, Illinois, shall and is hereby granted to Chris Ales, said property being legally described

as follows:

Commencing at a point where the east line of the Southwest Quarter of Section 14,

Township 17 North, Range 2 West of the Fourth Principal Meridian intersects the South line of 51st Avenue as is now established in the City of Rock Island, said point being 693.15 feet South of the center of said Section 14, thence South 67 degrees 24 minutes West along the said South line of 51st Avenue, a distance of 392.09 feet for the point of beginning; thence South 67 degrees 24 minutes West along the South line of 51st Avenue, 44.05 feet; thence South 62 degrees 10 minutes West along the South line of said 51st Avenue, a distance of 138 feet to a point; thence South 35 degrees 59 minutes 40 seconds East 117.15 feet more or less to the ordinary high water mark of Rock River; thence meandering along the North bank of Rock River a distance of 143.49 feet more or less to a monument that bears South 22 degrees 36 minutes East from the place of beginning; thence North 22 degrees 36 minutes West 120.20 feet to the place of beginning and commencing at a point of the South line of 51st Avenue where it intersects the Westerly line of Blackhawk State Park; thence Southwesterly along the South line of said 51st Avenue 485 feet; thence South at a right angle to said 51st Avenue 120-feet, more or less, to the shore (at ordinary high water mark) of Rock River; thence Northerly along said shore to a point where it intersects the Westerly line of said Blackhawk State Park; thence Northerly along said Westerly line to the point of beginning;

 

Also known as: 1220 51st Avenue, Rock Island, Illinois.

 

Section Two.  Said permit be and is hereby subject to the following stipulations:

 

a.         The business be limited to 55 dwelling units for the elderly;

 

b.         The business be limited to three full-time employees;

 

3.                  A minimum of twenty (20)  parking spaces and adequate landscaping be provided;

 

4.                  The property shall meet all applicable code requirements.

 

Section Three.  All ordinances and parts of ordinances in conflict herewith are hereby repealed insofar as they do so conflict.

 


Section Four.  This ordinance shall be in full force and effect from and after its passage and approval, as required by law.
